Although there is no formal qualification for completing building inspections in Adelaide, we have strict internal prerequisites that all of our inspectors must meet.
We then put our Adelaide building inspectors through intensive training for pre-purchase inspections, new construction staged inspections, timber and pest inspections, and asbestos inspections!
When our Adelaide building inspectors attend a building we do a full inspection including:
Internal areas – every room, including storage areas etc.
Inside the roof space where possible (sometimes called roof void or cavity)
Underneath the floor (unless it’s a concrete slab)
On the roof of single storey buildings, prior arrangements should be made if you want 2+ storey roofs inspected for safety reasons.
All external areas
The Site – eg: decks, fencing, carports etc
All Adelaide building inspections are limited to accessible areas of the building and site. You should always expect that limitations on the scope of the inspection will occur.
For example these include: wall, ceiling and floor coverings, fixed fittings like cabinetry and external elements such as landscaping preventing us from full inspection.As we complete a limited assessment of serviceability we will open and shut doors and windows etc but if we can’t see it or get to it safely it may be excluded from inspection.
These limitations and obstructions will be documented and we will give our opinion as to the degree of risk that undetected defects represent. Where it is medium to high we advise you get owner’s permission for a more invasive inspection prior to purchase.
Generally, our pre-purchase inspection reports are sent out on the same day of completing the inspection!
We understand that many of our clients are getting their dream home inspected during a 48hour cooling off period. Where possible, we get the report to our clients on the same day – allowing the most amount of time possible for you to look over the report and be sure of your decision!
